More than 200 acres will be devoted to work-live-play, described in geometry, not signs. The protected center is bounded externally by the 14-acre belt of residential and business sectors and the 50-acre villa enclave. A great spinal road, 80 feet wide, cuts through the whole estate. The residential complex will have roughly a fifth of its area as green open space, some 19 acres, significantly more than the 12-15% normally found in such projects.
